HB 2237 Explained: What Changed in Texas Lien Law

On January 1, 2022, a set of changes known as House Bill 2237 rewrote big parts of Chapter 53 of the Texas Property Code. If your forms, checklists, or spreadsheet deadline math were built before then, there's a good chance they're quietly out of date.

What actually changed

• Notices got consolidated. The old two-notice residential regime (a second-month and a third-month notice) was simplified toward a single monthly notice deadline.
• Deadlines were realignedto the cleaner “15th of the month” structure, reducing some of the old day-counting confusion.
• Statutory lien-waiver forms were reinforced. The four required waiver forms remain the only ones that legally do what they say (more on those in a dedicated guide).
• The window to enforce a lien was shortened for many claimants — the suit-to-foreclose clock is tighter than the old rules.

The theme: fewer notices, tighter enforcement

Broadly, the reform made the notice process a little simpler but the enforcement window less forgiving. That's a trade every contractor should internalize: there's less busywork on the front end, but less room to drift on the back end once a lien is filed.

What to do about it

Two things. First, retire any pre-2022 templates and make sure the language you send reflects current Chapter 53.
